For Colorado Agents & Brokers

Got a listing that won't survive a lender?

We buy as-is, on your seller's timeline. You keep your commission — or we pay a finder's fee if it isn't your listing.

Send Us a Deal

You already know which listings these are.

The foundation that won't pass. The estate nobody has emptied. The tenant who won't let anyone in.

Those deals die slowly. A couple of contracts fall through, the listing goes stale, the price drops, and the seller ends up blaming the process — and often the agent.

We're the other option. We buy those properties directly, in the condition they're in — no lender, so no appraisal gap and no financing contingency, and no inspection objections to renegotiate. Your seller picks the closing date.

You stay the agent on the deal and you get paid. We're not asking for the listing and we're not asking you to step aside. And if it isn't your listing — you just know about a property that fits — we'll pay a finder's fee for the introduction.

Send it to us if…

  • Financing has already fallen through once
  • The condition won't pass an appraisal or inspection
  • It's an estate, probate, or a hoarding situation
  • There are tenants in place who won't cooperate
  • The seller needs a date certain, not a maybe
  • It's been sitting and the price keeps dropping

How it goes

No committee, no corporate approval chain — you're talking to the person who signs.

Send the address

Address and a few photos is enough to start. No packet, no forms.

Number back fast

A real number, usually within 24 hours. If it's not a fit we'll say so rather than string it along.

Contract & proof of funds

Standard Colorado contract, proof of funds on request.

Close on your date

As fast as 14 days, or later if the seller needs time.

What we buy

  • AreasThe Front Range — Fort Collins to Pueblo. We've closed in Denver, Aurora, Lakewood, Arvada, Littleton, Englewood, Wheat Ridge, Golden, Boulder, Broomfield, Northglenn, Longmont, Parker, Loveland, Fort Morgan and Colorado Springs. See the map →
  • Property typeSingle family, condos, townhomes, small multifamily — and we'll look at most things outside that list too. If you're not sure it fits, send it anyway.
  • Price rangeNo fixed ceiling or floor. We've bought at both ends of the market — the number matters less than whether the deal makes sense.
  • ConditionAnything. Deferred maintenance, fire or water damage, foundation issues, full of belongings. The worse it shows, the more likely it's a fit.
  • OccupancyVacant, owner-occupied, or tenant-occupied — including non-paying tenants.
  • Automatic noVery little. We'd rather look and pass than have you screen it for us — send it over and you'll get a straight answer either way.
  • You get paidIf you're representing the seller, you keep your commission on the contract. If you're not on the deal — you just know about a property — we'll pay a finder's fee instead. Either way it's agreed in writing before you send anything over. We structure it around the deal rather than forcing every one into the same box.

What you don't have to deal with

  • No lender, no appraisal gap
  • No financing contingency
  • No inspection objection round
  • No repair requests before closing
  • No cleanout — we take it as it sits
  • No showings or open houses

We're local, and you can check our work.

A small, family-run Colorado operation — not a franchise routing your deal to an out-of-state desk. When you call, you get Paul.

Every property on our work page is one we bought. The photos show each house as we took it on and how it ended up — real properties, not stock images.

Questions agents ask

Do I keep my commission?
Yes. If you're the listing agent, you keep your commission on the contract — we're the buyer, not a competing listing. If you're not representing the seller and simply know of a property, we'll pay you a finder's fee instead. We agree the number in writing before you send us anything, so there's nothing to argue about at closing. We'll talk through the number when you send the property — it depends on the deal, and we'd rather make it work than quote you a rigid figure that doesn't.
Can you show proof of funds?
Yes, on request — and it won't be a pre-approval that can fall apart later.
How fast can you actually close?
As fast as 14 days. There's no lender in the way, so the limit is title work, not underwriting. If your seller needs longer, we'll close whenever suits them.
What if the property is full of belongings?
Not a problem, and your seller doesn't need to clear it. We've bought houses where the floor wasn't visible in most rooms — there's an example on our work page.
